Having a home requires a lot of maintenance. Roofing is just one of the many parts that homeowners have to upkeep. Unfortunately though, in British Columbia, roofing is not regulated by the government. That’s why you as a property owner will have to do more than your share of legwork to find someone who is certified. While it might be tempting to go with a low price company, if they aren’t certified, chances are the business won’t last. In fact, most businesses like this go out of commission in three years, right around the time you might need to cash in on that service warranty.
There are several questions that you should be asking the companies. One of the first questions to ask is how long the company has been in business. Also, inquire whether they have a permanent mailing address and e-mail address. If the company seems transient and has only been operating for a short while, it is best to go with another business that is more experienced.
Also, you will want to know if the company uses any roofers who are subcontractors. Subcontractors are paid by the business to do work. They generally tend to be people who are paid per job. As a result, they hurry on to the next bit of work that they have. Their artistry might be shoddy and rushed. Look for companies that instead give contracts in writing and estimates. Everything they are doing should be backed up by paperwork so that you are not later overcharged. Also, if they ask for a deposit, make sure that it is not for more than 1/3 of the work’s total value. It is even better when they don’t require a deposit, as most established companies do not operate this way.
There are certain certifications that you should check for, even in British Columbia. Look to see if the company is part of the Better Business Bureau and the local Chamber of Commerce. You should be able to look up their ratings. Keep in mind that the ratings might be off if it is a very small company. There are not enough people serviced to give a fair evaluation, whether they have low or high ratings. Also, check to make sure they are part of the Workplace Safety and Insurance Board. They should also have liability insurance. The company might even be a part of other boards for their trade such as the British Columbia Construction Association or National Roofing Contractors Association. This is, of course, a good sign.
The reason that certification is in general so desirable is that the companies follow better guidelines and can get strong warranties on their parts. If you can find a contractor that has certification and is flexible, this is the ideal situation. That means in the event of an emergency; they can take a look at your building. Don’t be afraid to ask a company for references; any company worth their salt will be able to procure a list. In general, make sure you go with quality and not pricing for roofing contractors.
